Land price$$$$$$

Just came back from checking on our land out west of town and went by the land auction that took place about a mile away--Insanity rules as the better of two quarters went for $7200 an acre--ARE YOU KIDDING ME-that's just crazy--last land sold around here was $3800 per acre and everyone said you could not justify that. They are going to have to farm it out to the centerline of the road-- not going to be room for any wildlife there.:(

How can CRP rent at about $140 an acre compete with that? --it can't and that is very sad---$7200 an acre--WOW:eek:
 
This problem should have been addressed and confronted long ago when land could be purchased for $350-600/acre or even way less.

Instead, we dibble-dabbled with it and fooled ourselves that PF and programs like CRP had a handle on it. On the surface, it looked ok, but it was only re-arranging the deck chairs on the sinking Titanic.

In 40 years, except for tiny, isolated pockets similar to sage grouse, true wild pheasant hunting will be a distant memory. The failure of us to realize that to preserve a National Hunting Treasure, more large-scale, permanent easements ARE REQUIRED. Good old American Private Enterprise solves a lot of problems but it isn't going to solve this one - because it's the wrong medicine for the cause of the problem.

The erosion of habitat westward from the eastern states has been obvious and methodical. Like a spreading, malignant cancer, it will eventually be lethal. Iowa is dead. Eastern Nebraska is dead. Extreme eastern SD and SE ND are severely afflicted. So is SW Minnesota.

It's exactly like painting ourselves into a corner. And it's now just a matter of what corner the last wild bird will be found.
 
Parts of NW Iowa are averaging betrween 13-14K per acre. one peice went for 20,990. Wind breaks, tree lines and everything else is being taken out to put under the plow. Certainly not good for the wildlife.
 
It will be interesting to see what happens when the Asian investment schemes hit America's farmland?

I'm sure glad I bought some despite everyone telling me it was too expensive at $500 then $600 then $825 then $1030 then $1275 then $1500 then $1550. I thought I was brave at those prices hind site says I was weak and I should of bought more.

With the world population to only get larger and with the tincture of time my prediction is land prices are more likely to go higher rather than lower unless there is an event or events of BIBLICAL proportions that either curbs human population or we figure out a very different way of feeding ourselves.

For those following the trail of greed. Foreigners are already buying up large tracks of our premium farm land. Some of our Government officials are helping them. With world populations rising, sure in nice to see public officials helping sell off our populations secure food supply. They are buying up land all through the Mississippi delta and midwest heartland. It's going on right under our noses, under the radar. IMO...a act of treason!!!

I have the same message for American's who choose to do business or enter a hostile country. Your on your own, don't look for me to support putting other Americans in danger because you chose to gamble on high profit possibilities. Then find yourself caught up in financial or personal safety problems.

Haymaker, if you don't see Foreign ownership of large tracts of food producing American farm land as a problem. I question your loyalty to our survival. Like I have said, why fire a shot..when you can buy America instead. and we wonder where these un-American ideas come from we read or watch in the media each and everyday.

I did not say that, I asked what the difference between foriegn land purchases and foriegn purchase of Smithfield Foods or americans purchasing land in other countries? My loyalty for our survival is much more concerned about the out of control spending that has led to this mess. This is a symptom, the disease is running the country.

Foreign purchase of any and all company's and property should be closely watched and governed. Many a men and women have died fighting for this country...which would be for nothing....to only have it sold to the highest bidder.

Who do you trust to govern when the State Dept. and the Justice Dept. and the FBI and the IRS have all been recently proven to be saturated with liars and cheaters and crooks? Not to mention Congress who has a 11% approval rating? Who you going to call, Ghostbusters?

It's because our elected are not ruling things. The ultra rich and powerful are. The elected are just doing what they are told and what those rich, who paid for their election/campaign to get what they want. 80% of the worlds population is living on 6% of the worlds wealth. That's why peoples pockets are empty. I read something like 90 Corporations were owned by 6 individuals. When our elected made the rules without meddling from outside interests. We had laws that prevented business from becoming a monopoly. Just take the company Waste Management for example. They now handle near 100% of this countries trash. They are nearly the only company period!!! They can charge what they want. They can offer little to no customer service. You have a issue with them...just what you going to do about it? Nothing!!! they are the only game in town. They are so large, not a sole can compete. That's going on in nearly every single corner of our society...including with land. The very wealthy are buying it up, paying far more then any common man can pay. You have been priced out.

Take a look for yourself. #1 owns more then the equivalent of two of the eastern states. What you going to do when a few 1000 own all the land? When there are millions of people who will "NEVER" have the opportunity to own a piece of ground. Why people even migrated here in the first place. The system is so broken IMO, it's not even funny. $$$$$$$$$$$$$$$$$$$$ controls everything....not rules that guaranteed equal opportunity for each and every American.

Good discussion!! The only finger pointing here should be at US! We've allowed the government to be ruled by the rich and powerful. Think about this-the current uproar over the government (and not just our government doing it, other countries as well) listening to phone calls emails etc etc etc. This has been going on for many years and was not a surprise to me at all. Yet private corporations are doing the same thing when you are online-they are mining data to profile you and target you with their messages and ads etc, yet no outcry.

Americans are so gullible as they think the government can do nothing right yet corporations can do no wrong. Get over it. Big business has had their way with us since the 80s. They are now rogue superpowers. Want to hurt the Koch Bros, BP, Monsanto, Goldman Sachs etc etc? It CAN'T be done. They control everything from the source to the finished product and we've been told in the global economy its necessary to compete? So compete or die? If NAFTA was such a good deal then why do we have so many people flooding in from Mexico and Central America to work for peanuts here? The few have profited mightily.

With todays technology and equipment, with farm policies guaranteeing your gamble-ie you can't lose, with rogue superpowers like Monsanto, Goldman Sachs etc etc etc you're in for a surprise. Its going to be 10 years or less for it to be over.

Its all about control, its all about a closed loop system, its all about ME ME ME why should they care about the average schmuck? They've got theirs, they've got their bets covered to win no matter what.

I will miss the good solid folks I've met that farm and ranch in the Dakotas. Money and greed changes people, and the farmers and ranchers replacing them only care about $$$$$$$$$$$$$$$$ and power. That hurts like hell.

Yes you did mention the government, but my question of who do you TRUST to govern still stands. You don't trust Governor Walker, I don't trust Obama. This country is in real trouble and it is a lot bigger than pheasant hunting. I am not pleased with foriegn land ownership but I am much more concerned about advertising in Mexico about how to get on food stamps when you get here as a means to by votes. Back to land prices, nothing goes up forever. This has been an incredible run and a lot of wealth has been built. Something will change, probably interest rates, and there will be a correction and then the foriegn buyers who are jumping in now can share in the corection. I don't expect government to solve problems any more, they are better at creating them. At the local level it is better but limited in what can be done. It is all in Gods' hands and as it explains in Revelation there are tough times ahead for the world.
 
The problems are from government in most cases.
Laws are not enforced evenly or consistently. Money is being taken from some people and given to others to influence their voting.

We need term limits so people know that they are not going to stay in government for life. They would start doing what is best for the country rather than what is best for their re-election fund raising.

Why someone can't afford to buy land at $10,000 a acre is because of some ex vet living on the street and collecting welfair? The Bastard.

Can't wait for the good old days of the 1930's to hit before there was welfair and people struggled to put shoes on their kids feet, buy a winter coat and eat a crust of bread and thin soup. Those days are just around the corner IMO. Well others struggle to decide weather they should order their new private jet in polished aluminum or sky blue.
