I look at land every time in KC. Have looked on the Kansas side and also in Platte and Clay Counties in MO.
120 ac of pasture north of Perry went for 2700.00 per ac.

He must be a bike rider, cause he looks as slick as a greased pig. Meaning no hair!!!!! For a minute I thought it was GCB, but I know he would never have a pair like that because of the Welding sparks would not be favorable!!! But , he did have a drink in his hand and that is what threw me off for a second.
As far as your joints wore out Maynard, I understand! My bibs usually just hold more shells. I think when I bend over to pick up a bird or pet a dog I lose 3 or 4 shells. For some reason when I get back to the truck my pockets are empty!!!!!!![]()
Bilbo, you better get here fast, as I am thinking of trading my Ford County land for the new promised land of pheasant hunting in Leavenworth or Jefferson County.![]()

My Key Brand bibs are my farmer cargo pants. If I wore cargo pants I would have to have some heavy duty suspenders to keep them up. It used to be in my carpenter days I carried lots of stuff in my pouch. Seldom did I have to come down for something. Maybe that is why my joints are worn out.

Now, if I could get the location of those roosters, I would begin my land search again in NE Kansas.

There is some beutiful ground in those places, especially by the river. My uncle stole a place 20 years ago up by mcclouth. 160 acres, 60 mature woods, balance cropland. Two nice stocked ponds. 1300 sf brick ranch on a full basement. Lady worked with his wife and just wanted to move on after her husband died. 180k. Guy killed a huge non typical there 8-10 years ago. At time it was like the 5th biggest non-typical ever taken in the state of kansas. Hung in the entry of Cabela's for 6 months or so. Kid that arrowed it was a mgr there. Nice place.
It gets hit HARD with three bigger cities close. But, like areas of NE MO there is plenty of private ground adjacent that the birds move onto that nobody can or does hunt.
I find this true too. I get to hunt a lot of private in the area near the public and generally can get into a covey or two:thumbsup:
It does take a lot more effort than most want to give especially after it gets cold. It tends to thins out the weekend warriors.
I plan to own a little piece of private land up that way, with or without pheasants. I would appreciate hearing of offerings.
I drove from Cheney, Ks to Lamar, Colorado yesterday and saw 1 rooster that I had to slow down for to miss. The car behind me smacked him! Might have been the only one? He was out west of Greensburg!
It does not look very promising in SW Kansas again this year. I resigned my position this past week to enjoy retirement and pheasant hunt this Fall. I WILL definitely stop by Dodge to invite Maynard for breakfast on my way toward the northerly direction. I am looking forward to some good exercise pretty soon.
Glad to hear you retired. I'm hoping to in the next couple of years.

It has been nice not watching the PDA all day and evening. I feel like I got my life back again.
NEWS UPDATE: Saw my first rooster in Kansas this year and he was actually in the city limits in Liberal as I drove through. Some road hunter will snag him if he does not hide a little better when the season starts.
Things are starting to green up a little bit with the recent moisture, it gives me a little hope.
