Pictures of Land

Fldbred, here is a couple of pics of the land I am buying. It needs some work but I think it has good potential. Need to cut down a lot of small trees and plant some switchgrass and food plots but it looks pretty good to me.

It's just shy of 40 acres.
 
You're dream has come true my friend! That's a fine looking piece of land. :10sign: Do you think it's possible that any wild birds call it home? If not, how far from the known wild birds is it?
Do you live close enough to set up a Johny House or something similar?

For some reason the property has never been flushed during the survey but it only a few hundred yards from another property that we put about a dozen birds off last year. It looks good now but I'm not sure of winter cover. Most of the thick grass is reed canary grass which snow will flatten if it is wet and heavy. It needs some TLC and I have big plans for the place including pot holes which should grow up with cattails and switchgrass of course along with some food plots. There will be lots of birds there in a few years. The property is only 10 minutes from the house. I could put up a Johnny house but would have to stop in Feb since it's in the WPRA.
 
I was working on it yesterday and got half of it free of the small trees and woody cover. The other half has 80% of the trees though:( Much to do yet.
 
If it's only a few hundred yards from a property we flushed during the survey, then I'm SURE it holds some wild birds now.

Are you killing the roots of those trees "slash and squirt" so you don't have to do it every year. Black locust can be a real pain in the butt!

Any chance of getting some help from the Feds with those ponds?

What do the properties ajoining yours look like, farmed, cover, residence?

I am not spraying the stumps. There are just too many to do it. I may do the bigger trees so they don't sprout. The little trees I hope to get with a broadleaf herbicide when I spray for planting the grass. I hope to get some help on the cost of the pot holes. Two sides of the property are crop fields, one side is a road, and the other is a small field then another road. I think 90% should be huntable without safety zone issues.

Looks great.

What is land going for out there? Not looking for what you paid for it, just a range.

I too thought about buying a nice little 40, but the farmers around here are paying crazy money for tillable land. $6-$9000 an acre crazy. My dream of owning land where I currently live are squashed Lol!

There is only a little standing water but parts of it are pretty wet. I figure anywhere that reed canary grass grows its pretty wet. I have never got my feet wet walking around but I imagine it would have wet areas after some good rain. I plan to put tow or three pot holes in the areas where the reed canary grass grows. Hopefully attracting some waterfowl and cattail growth. I am thinking of using Blackwell switchgrass as it tolerates wetter ground. I may also look into some prairie cord grass. I have been told it stands better than switch in the winter and it can take very wet soils.

My wife and I bought some land here last Feb. I love it.

Wish I would have had the money to do it years ago.

I'll keep my eyes open but nothing right now. I think the same landowner has both crop fields on the two sides not bounded by roads.

The farm we hunt ducks on has a 10 acre swamp on it. The farm is going up for auction. I'm going to see who gets it then offer to buy just the swamp acres. They're no good to the farmer. It's in a different area outside the wpra.
 
It won't be long. I was working over the weekend getting it ready for some planting in the spring. Took some soil tests too so I know what I need to apply to get a good switchgrass stand in two years. It will take a couple of years to get the place to "Pheasant Paradise" levels. :)
 
What I've seen of prairie cord grass. Tough stuff for standing up to heavy, wet snow. Lots of stiff stems. Maybe lacks in canopy some.
