Looking for a Texas Quail Lease

Needing advice for how to look for a Texas Quail Lease for this year, hopefully beyond. I live in Dallas and very flexible on location, just not far west Texas. I don't care about deer, hog, predator, turkey, etc.

Man it’s tough to get enough acres and compete with the deer hunters. Anyone advertising a quail only lease knows what they got. Scratch a big check or get in on a deer lease with guys on the quail side after they tag out.. I live in Texas and do 80% out of state because of the money

How would I go about contacting deer lease owners/tenants?
 
Good luck. I'm curious ,if you can find something, how big that check is going to be? Hunting leases in Kansas have surpassed pasture rent and are creeping on to crop rental prices.
 
Most decent sized places with good quail habitat are also good whitetail habitat and thus leased by deer hunters. Some deer hunters leverage their quail possibilities to reduce their deer lease burden.
With accommodations in STexas expect 30-40 dollars per acre maybe as low as 5 per acre without in rough country.
I pay 30k for 16,000 acres for one place and 48k for 9000 in another.
Depends somewhat on size of property, but some well heeled dudes can make landowners feel like they own the best place in the world pretty quick.
Some places are loaded with birds but only have 20% “huntable” acreage (mesquite choked).
Long story short it’s all over the place, scarce as hens teeth and seldom advertised.
 
Congrats on your ability to secure properties like that you must have done well for yourself.
Looking at the numbers you threw out makes my palms sweat if that’s the future for a quail lease. I’ll quite complaining about the price hike for a Oklahoma out of state Licsence immediately
 
Yes but I’m not the well heeled dude(s) of whom I speak 😀 and one of those is split 4 ways and the other landowner only charges me in “good years” which is 2 out of 10 years so far..I’m a mid budget quail hunter by Texas standard. It’s frankly ridiculous since my grand father and I had the run of 2 S Texas counties in my youth for nada.
 
That’s what scares me about joining a lease, this year would have been worth it in places, 2018-23 would have been a donation. I’m lucky to have some landowner friends and be so close to some states with public options. I’ll continue to spend my hunting budget on out of state license and gasoline!
