So I've been looking at purchasing some land in Kansas. I've looked at the KAS and know the average values of cropland and pasture land but can't find any numbers on what CRP acreage is worth. Can anyone help me with this?

Your best bet would be to contact land brokers (e.g. realtors) in the area your interested in purchasing.

You can also browse regional papers. They sometimes have land listed for sale. You may come across some CRP properties.
 
Ditto the $30-$37/acre.

Everytime I look at property, the numbers never seem that attractive...~ a 3% return on your investment.

Hence, negative cash flow if you're financing anything over half of it at around 6% interest.

I'd be curious if you find results that are much different.

CRP is all dry cropland temporarily out of production so it will sell for about the same price. Some sellers want to keep the CRP payments until the contract expires which would of course lower its value depending on how many years were left on the CRP contract. In such cases you have the pleasure of paying the taxes without any income from the property. Another variable is the mineral rights. In some parts of the state you can't buy land with the mineral rights. You buy ground without minerals and the next time you go out to hunt there may be drillling rigs, jack pumps, and tank batteries on your land and you're not entitled to a red cent. Buyer beware.
 
$1200 an acre land loan payment figures out to $50 an acre per year. You buy 180acres. Pay $9000 a year for your land for 30 years and I drive by once kill 2 roosters. To me priceless to you cant figure out why crops arent covering payments???? Moral of story what is the chance of owning land worth to you??
 
Yeah you will not make money off of buying land unless you have the cash to pay in full. I have done lots of research on this and that is the fact. This is a big reason why you don't see that many small farms these days.
 
Don't forget about the surface rights that many current sellers are keeping...may find a wind farm next time your out to hunt.
 
Buying 80 acres and then adding to it over the next 10 years was the best decision I ever made. Is it worth it financially? Well, for me yes as land has tripled during the 10 years. But also the feeling of pride when I do shoot a bird on my own land (similar to shooting a bird over your own dog). Don't let the naysayers discourage you if this is something you want to do. I have had a blast managing it for birds and then seeing the land mature into great habitat. Right now, $1,000 to $1,500 an acre gets you in the ballpark for NC-NW Kansas. PM me if you want and I can have someone watch out for something you would be interested in.
 
Two quarters an 80 and a 40. For mere recreation purposes, a quarter is getting expensive with these prices. 80s are still doable. That is basically two cars (and the land won't lose its value nearly as fast (if at all) and it may go up. From a pure money standpoint it may not be the best financial move but I'm sure glad I did it and wish I would have bought more.
