Land Hunting

The talk about hunting land.
Thought I would share my plans with you.
My Wife and I decided long ago that we will retire in Montana.
The land hunt has already started, I've spent over 3 years in Montana and still haven't decided on a area. [Got to be in the East]
This is what I want. about a section. I like the creeks of Eastern MT. Ive got to have roosters crowing in the bottoms, Whitetails hanging out in the brushy areas and feeding at the edges. Bluff and river breaks holding Mulies and Sharptails. :) My home on a hillside overlooking the cottonwoods and creek.
Don't really want buildings, I much prefer building new over a remodel. The plan is to sell in MN to buy in MT. Although we will hang on to the ranch in MN.

First nice weather without snow in MT I go out to look at properties. Should be fun, but probably kind of nerve racking. First off will be the Lewistown area.
 
Wayne, sounds like a fun passion. A lot of work though too. Thanks for sharing your dream. Sounds like a nice one and I hope you find the ideal property.

What are you selling in MN if you plan to hang onto ranch?

Can you do a 1031 exchange?

Chris, I have an 80 that I bought 30 years ago. Paid 500.$ an acre. Some thought I had lost my mind. Mostly woods and a couple small fields, land to sandy for crops.:rolleyes: And that dang lake, got more then 1/4 mile of what is now called prime lakeshore.:) I would like to sell to someone that would keep it wild. Most likely, like all the lakes will be developed.Our home is separate from the ranch, we'll sell that to. We have the shack at the ranch to stay during our Minnesota time.

The 80 sounds like an ideal MN deer shack dream property. If your by Alex if I recall correctly I would think you'd be able to find somebody looking to have a property like that an isn't interested in developing? those guys will pay top dollar too. Just a thought.
 
Chris, I'm in the Park Rapids area. Always good deer hunting.
Grouse, geese, ducks, some pheasants to.
Last few years tons of turkeys, I'm interested to see how they survive this Winter.
 
Didn't mean to imply that we rival the Dakotas in Pheasant #.:rolleyes: I have done a lot of work making habitat and making sure of a Winter food supply. ANYPLACE this is done you can have pheasants. We have the best cattail marshes imaginable. Predation is the limiting factor not the cold or the long Winters in this case.

No, my lake shore is not pheasant habitat, Other places such as the cattails, standing corn and the round bales of oat and wheat hay are good. This year I have also millet bales.

A very good thing about a cattle ranch is all the waste that attracts wildlife. More birds then you can imagine feed on the waste grain. Like a giant bird feeder.
