Deer / turkey hunting cabin rental

I could use some input from some of you guys.
Currently I am considering buying a house that is available next to the land I own. It is nothing special, a standard older farm house, but in pretty fair shape.

But one of the things I was thinking about was renting it out for hunting.

For example what do you think you could rent the house for and allow the renter to hunt the 160 acres for deer or turkey? Say you rent it for a week and allow them to hunt. There are reasonable numbers of deer and turkey there, so anyone that knows what they are doing should be able to harvest and animal.

What do you think?
 
yeah I didn't either. There were a couple of similar acreage in nemaha county that might give you a ball park.

There is one in Lane county that interests me. Just need 7 of my closest uph buddies to pitch in.:D
 
If it were me I would stay away from any leasing agents. I would do it on my own. I would imagine you would be able to lease that for deer hunting rights only for a pretty good price, especially if you started managing it for some nice bucks and got some food plots in. Big money in that.

Not sure what kind of insurance you would need. Best bet may be to speak with a lawyer about the deal and inquire whats needed and not needed. I have a good friend who's father leases his farm out to deer hunters each year. They drive down from Minnesota each year to hunt and stay in their camper in his driveway.

Base camp leased up one of my prime goose hunting spot just up the road from me that I had been hunting for years. Kind of rubbed me the wrong way. Now it gets deer hunted only and no other hunting is allowed the rest of the year. So the mention of that outfit gets my blood boiling.......

As far as price goes. I'd venture to guess that if you put some work into managing the deer you could get easily a grand for the season per hunter. I may be way off but I really think that guys from the larger cities would pay a good price for a set up like that. Put some work into the house to make it kind of "lodgey" and you could be sitting on a small gold mind!
 
I would guess that the house would have to be awfully cheap and the hunting awfully pricey to break even.

I had a friend who used to do exactly what you are talking about in NC Kansas, but it was family land and it was the grandma's old house. Even though the house was already paid for, I don't think they made too much money off it. Maintaining an empty house for 9 months can get expensive quick... A frozen pipe, rodent infestation, a break-in, or some other problem that gets ignored for a few months and the house can go to chit in a hurry.

Taxes on the house, plus probably a monthly charge to keep your water meter, upkeep like paint, cleaning, etc, plus the cost of liability insurance for your business as well as homeowner's insurance on the house...

Personally, I don't see the profits.:confused: But I know a lot of people do it so they must have figured something out.

Also, what happens when you want to go run your dogs on your land, but you have it rented to deer hunters for the week? Sorry to be a stick in the mud, but I would play it conservative if it was my money, and also play "worst case scenario" in my head and make sure that I was comfortable with that outcome...
 
Looking at the sites its all over the map.

What I was thinking was that I could rent the house a few times during the year to people that want a place to hunt. I do not want to go thru some service. I do not want to give up control.

I saw on one site that for a 3 day turkey hunt for one person $5-600. Deer was more than twice that. If you couldn't kill a deer or turkey on the place in 3 days there is something wrong with you.

But does that kind of money for a house and 160 acres some in line with the going rates?

I am not looking to " make a profit" I want to cover some expenses, and have the place for family and friends most of the time.
 
Setternut, I have some friends who went in on a home in NW Kansas. It was in a small town and the home was $ 2500. Was not in bad shape. They fixed it up and did some upgrades to the Bathroom and water heater and heating unit. Did most of the work themselves, but probably dropped 7-10k when all was done. Had a basement with 2 rooms with bunkbeds and 2 bedrooms upstairs. They still use it today for hunting basecamp and have lots of private to hunt. Not leased either. There was a nice brick home at the time for sale for 12,500! A lot of places that just sit because people have moved or die off and since there is no real work in town , there is no one that wants to move there. I am sure you could rent it out.
