Anyone intersted in splitting a KS lease?

I want to get a couple of CRP parcels under lease this season and I'm looking to find a partner or 2 to share one of the properties. I'm working with someone that can give me a discount for leasing multiple properties and I'm thinking I'll lease 2 in different parts of the state, and split each one with 1 other person. I may go to a deer hunting website if I can't find anyone on here that's interested. A deer hunter would work great as I'm only intersted in the bird hunting rights, just as many of you are. A good quarter of CRP can produce a lot of birds in the right part of the state. There are 2 parts of the state that I have a local that I can trust to check on the place during weekends.

I would sure like to find a good quail lease, just wish I knew of one.

Things may change a little this fall. My son has been after me to guide some giant whitetail hunts and I may this fall if these gentlemen are successful in drawing left over tags. Will know soon.

Yes Sir! Sand and plums.....you must be referring to SC/SW KS? Give me some approximate coordinates and I'll get to work. Quail are my main focus for at least one of the properties. I have access to some private land, but I'm planning to buy land in the coming years and I'd like to experience some new places. I think leasing a few different properties will help me make a well-informed decision when it comes time to purchase a place.

There could be some pretty good sand/sage/plum areas along the Ark River or along the Cimarron.

I would be interested but need to know where and an estimated cost per acre. I'm not iterested in deer, only upland.
 
Cost per acre.....expect $6/acre give or take....hopefully take. Freelance leasing would probably be a little less expensive, but I'm probably going through a broker to save some time. I haven't decided exactly where I want to do it, but NC/NW KS for one, and SW/SC KS for the other. I'm leasing before I buy so I have a better idea what I want to buy and where I'll buy, when it comes time to buy. Besides, I want to improve my chances of one of the areas having a good hatch. Hunting isn't all about seeing birds, but I've got a lot of noses to entertain, so a couple of good outings is considered essential for my dogs. Also, I'm intersted in having a decent quail population on the lease. This part is much easier said than done, so for the first year, my focus will be pheasants and there is a good chance that the place will have a covey of quail or 2....that's typically how KS habitat works anyway. SO, right now I'm looking at some places North and a bit West of Concordia and I'm also looking for a place SW of Larned. HOWEVER, I'm keeping my options open. If I come across something in the Hill City/Hays area, I'd probably take it for the right price. Any grass in Rush, Rooks, or Russell county would work too. Sure would be nice to find a good patch relatively close to I-70!

I'm currently with a lease club, a few miles from Lincoln, there is aprox 2000 acres with chickens, pheasants and a few quail, not all the acreage is what I considered huntable, maybe 600-700 hundred. There may be a opening or two if you are interested, normal fee is around $200 per hunter (10), and it is not over hunted, Most of us try to manage the weekends, so there is birds for everyone. I will be out scouting later this year, with some plat maps, on a few counties, hope to get some private land as well (SALINA). Have plenty of contacts, but most out on the west side, long drive for a weekend. Let me know when you have more information. Thanks!

I found a website (nationalhuntingleases.com), but the properties are generally in eastern kansas and few and far between. At this point, I am contemplating driving out there and banging on doors. But I hate to bug farmers right before or in the middle of harvest time.

Any info you could provide would be much appreciated. Happy to send my personal info if that's easier. Like you, I am more interested in the birds than the deer.

Going through a broker is going to cost a little extra money. I thought about doing the same thing....knocking on doors, but frankly I spend enough time away from my kids hunting, I don't need to spend more time trying to find a lease. It's worth the extra $ to use a broker. However, if I do have a w/e available, I may just drive out and try to find one using the door-to-door approach. I'm just sick of people's reasons for not letting me hunt. The one guy that will let you hunt hasn't seen anyone for so long he wants to keep talking for 4 or 5 hours. I wouldn't mind the conversation if I had the time, but my job and family needs don't leave me with much time for BS'ing......the only spare time I have is at work!:eek::rolleyes::D
 
I agree. I wouldn't mind driving out there if I thought I had a 90% chance of being successful. But I am not sure how fruitful the trip would be. I have contacts around Goodland, but don't really like hunting there (it's ALWAYS windy and dry). So, I am hoping to be east of there. And, like you, I have had a farmer talk to me for an hour or two after telling me he saves the ground for his long lost cousin from Kentucky (who, of course, can't make it out until January). Like the conversation a lot; not quite as much when daylight is burnin my hunting day.

As for using a broker, cost is the least of my concerns - behind the location, quality of ground, time management, and the relationship with the owner of the ground.

How did you locate a broker?
 
I wish I could say I have a top-secret way of finding a broker, but I found all three of them on the internet. None of them are very good businessmen I've learned over the past couple of weeks (either that or they're too busy to provide decent customer service). One was through the site you mentioned. They don't have a great deal of property available in pheasant country. The quail area leases are expensive b/c there are usually deer on them. Deer hunters are apprently willing to pay much, much more than I am for a lease. However, findind a place with quail opportunities is at the top of my priority list. We'll see how my search pans out.

The other things you mentioned will probably be pretty good (management, owner relations and so forth) b/c it is all spelled out very well in the lease. The only problem we might encounter by knocking on doors is people's concern about insurance. Brokers set that up for the owners....at least all of the owners have it on the brokers' sites.

Anyway, it looks like there are a few people interested. Some of them hunt the way I do and claim to have similar intentions, so now it's down to picking a place or 2 and submitting a bid.
 
Thanks KSBrit, I genuinely appreciate your response. I was equally amazed by the amount folks will pay to have an opportunity to shoot a deer. Nuts! But they probably think I am nuts to pay money to shoot ditch chickens. To each their own. Let me know if you need to partner up on one.

Otherwise, I will let you know what I discover as well. Honestly, this is the hardest time I have had spending money. Given the nature of the WIHA program, I am sure there are many, many farmers who would would happily take my money. But I have no way to connect with them. Probably a good business opportunity for someone with the time and available miles on the truck.
